• When Heritage began managing the property in 2004, it was 50 percent vacant. Within 6 months, the property was 100 percent leased and maintains that status today
• Heritage is assisting with the coordination of the seismic retrofit of the building
• Heritage has been working with the ownership and neighbors to position the building for incorporation into a larger, full-block development that may include office, retail, hotel and residential

• Heritage worked with the ownership to develop and implement a plan to release the building and position it for disposition

• The $17 million dollar acquisition was negotiated, documented and closed within 72 hours

• Completed $4 million renovation of the interior and exterior

• Negotiated long-term lease with Trader Joe’s and facilitated a major expansion of existing store
• Coordinated installation of new roof and maintenance system
• Managed several asbestos abatement assignments

• Prior to Payless’ lease termination, negotiated a new lease with Verizon Wireless at a higher rate
• Heritage was able to increase the value of the property while maintaining a 100 percent occupancy rate

• Located land and negotiated acquisition
• Designed, developed and leased buildings in a single phase
• First 30′ clear ESFR-capable warehouse
• Largest single-concrete pour ever completed in San Diego County
• Property was 100 percent leased within nine months of completion
• Negotiated a 75,000 sf lease with TransAmerican Auto Parts, the largest speculative lease in South Bay in 10 years

6,000 sf building with 12,000 square feet of excess land located in the Kearny Mesa area of San Diego

• Heritage was hired by a local family to restore the physical building and to improve its economic performance
• The building was vacant and experienced several acts of vandalism
• Heritage completed an entire interior and exterior renovation of the building which included the restoration of electrical power
• Heritage leased the building to AT&T at a rate which incorporated the fair market value for the building and the excess land
• New lease resulted in a 75 percent increase in the property’s value

• The company negotiated a new long-term lease agreement with Horizon Distributors
• Worked with both the owner and tenant to complete a building renovation which included ADA compliance issues, a new roof and installation of a new fire sprinkler system
