There are two types of commercial real estate investors today: those who are looking to take advantage of distressed properties; and those who are looking for preservation of capital in safe, long-term, high quality/credit investments. Most of my private clients with capital want opportunistic investments, while my institutional clients are looking for the highest quality, well located assets in top tier markets. Their money is generally from overseas. There doesn’t seem to be a middle ground–that investor who wants to own real estate just because they like the asset class. Those investors seem to be out of the market for now.
